How do I arrange a viewing?

You can request a viewing directly through our website by clicking "Book a Viewing" on any property listing, or by calling or emailing us. We'll find a time that suits you and confirm the details promptly.

What documents will I need to provide?

As part of the referencing process you'll typically need to provide proof of identity (passport or driving licence), proof of current address, proof of income or employment, and a reference from a previous landlord if applicable. We'll let you know exactly what's required once your application is underway.

How much deposit will I need to pay?

A security deposit equivalent to five weeks' rent is required for most tenancies, in line with the Tenant Fees Act 2019. A holding deposit of one week's rent may also be taken to reserve a property while referencing is completed. This is put towards your move-in costs.

How long does the referencing process take?

What type of tenancy agreement will I have?

Since 1 May 2026, all new private residential tenancies in England are Assured Periodic Tenancies (APTs). This means your tenancy has no fixed end date — it continues on a rolling monthly basis until you or the landlord ends it through the correct legal process. You will receive a written statement of the tenancy terms before you sign.

Am I responsible for repairs during my tenancy?

Tenants are generally responsible for minor maintenance such as changing lightbulbs and keeping the property clean. Your landlord is responsible for the structure of the building, heating, hot water, and major appliances provided as part of the tenancy. If something needs attention, report it to us and we'll arrange for it to be addressed promptly.

What happens when I leave the property?

We'll arrange a check-out inspection comparing the property's condition to the inventory taken at the start of the tenancy. Provided the property is returned in good condition, your deposit will be returned promptly. Any deductions must be agreed or resolved through the tenancy deposit protection scheme.

You can end your tenancy by giving your landlord two months' written notice. There is no fixed end date to work towards — the tenancy simply continues until one of you ends it. You can give notice at any time once the tenancy is underway.

What checks do you carry out on prospective tenants?

We carry out comprehensive referencing including credit history checks, employment and income verification, and references from previous landlords. All adult occupants are also checked for their Right to Rent in the UK, as required by law.

What does your fully managed service include?

Our full management service covers everything from finding and referencing tenants, preparing the tenancy agreement, and collecting rent, through to handling maintenance requests, conducting property inspections, and managing the end-of-tenancy process. What safety certificates and checks are required?
